What QTS’ Canceled $30B Project Reveals About AI Data Center Development

The cancellation of QTS’ $30B project provides insights into AI data centers. 4 Minutes Read. This decision, which saw QTS abandon its appeals before the Virginia Supreme Court, led to the cancellation of the Digital Gateway data center campus in Prince William County. Consequently, the county’s plan for a 2,139-acre tech district has been essentially brought to a close.

Supporters had estimated that the corridor could draw close to $30 billion in private funding and support as much as 27 million square feet of data center construction. In its withdrawal notifications, QTS reasserted Virginia as “a central component” of its operations, justified the county’s approval procedure, and declared that it was terminating the project and withdrawing connected legal documents.

Upon being questioned about its decision to halt appeals instead of proceeding further, the company directed Data Center Knowledge to its legal documents and refrained from providing additional information. The Transformation of Digital Gateway from Idea to Retraction. In 2022, Prince William County initiated the Digital Gateway initiative through the acceptance of a Comprehensive Plan modification, which designated a technology route along Pageland Lane, attributing it to high-power transmission systems, fiber optic networks, and available land for development.

In December 2023, the Board of County Supervisors granted crucial rezoning approvals, disregarding advice against it from planning officials and the Planning Commission. The approvals were later declared invalid by courts due to inadequacies in the county’s approval procedure.
