Blue Owl provides $975m financing for Northern Virginia data center

CorScale has secured new financing for its data center campus in Prince William County, Virginia.. Newmark has announced that Blue Owl provided $975 million balance sheet financing for Project Helios, a newly constructed data center in Northern Virginia.. The borrower was a joint venture between Affinius Capital and Corscale Data Centers.. – Sebastian Moss.

Newmark arranged the financing.. The data center is 100 percent leased to a leading, investment-grade cloud service provider under a long-term lease.. “This transaction reflects continued institutional conviction in digital infrastructure, particularly in Northern Virginia, where demand is driven by unmatched connectivity, scale and proximity to end users,” said Newmark’s vice chairman Christopher Kramer.

“High-quality assets in established hyperscale ecosystems, leased to investment-grade tenants, are drawing strong interest from capital providers.”. Founded by real estate firm Patrinely Group and backed by USAA Real Estate and Affinius Capital, CorScale has one multi-building campus in development in Prince William County, Virginia..

At full build-out, the Gainesville Crossing Campus will encompass 2.3 million square feet over five, two-story buildings and 326 MW. After breaking ground in 2022, work started on the second building in 2024 and the third building last year.. The company has plans for a second Virginia site in Loudoun County..
