12-story office building in Chicago, Illinios, eyed for data center conversion

An office building in Chicago, Illinois, is being targeted for a data center development.. Local press, including ABC, report the Permit Review Committee of the Commission on Chicago Landmarks has given the initial green light to convert part of the 300 West Adams Building, at 300 West Adams Street, into a data center.. – Google Maps.

According to filings, the developer has proposed converting a portion of the 12-story office building to a data center.. The project would include construction of a new ComEd vault on the first floor, data center equipment and support infrastructure on floors two to six, and the addition of backup generators on the roof..

The full commission will now review the proposal.. The 300 West Adams Building was built around 1972. The site totals around 240,000 sq ft (22,296 sqm) across 12 stories..

It was designated a Chicago Landmark in 2009, with the Chicago City government saying its “handsome design and excellent craftsmanship…epitomizes the high-rise office building boom of the 1920s and stands today as a significant example of this historic building type.”. Adams RE MGMT LLC is listed as the building’s owner in the application filings.

Local real estate developer Igor Gabal is leading the project to redevelop the site.. Gabal acquired the building in 2023 for just $4 million. A Morgan Stanley-managed entity sold the building after seizing the building in 2021 from a venture of Pennsylvania-based Alliance HP via a foreclosure agreement.

It previously sold for $51m in 2012.. The Real Deal and others report that Strategic Value Partners recently signed a deal to partner with Gabal on the conversion of 300 West Adams.. Chicago is one of the major data center hotspots in the US.
